How accurate is an online EPC estimator?

An online estimator gives a reasonable indication based on the information you provide, but it's not a replacement for a certified EPC assessment. What happens if my rental property fails the EPC minimum?

If your property is below an E rating, you cannot legally let it in England and Wales. Penalties are up to £5,000 per property. You can apply for an exemption if you've spent up to £3,500 on improvements and still can't reach E (the "cost cap" exemption), but this requires evidence.

Does a better EPC rating increase property value?

Research suggests properties with higher EPC ratings sell for a premium — estimated at 5-15% more than equivalent properties with lower ratings. Beyond the value uplift, better ratings also reduce energy bills, making your property more attractive to tenants and reducing void periods.
