Loft Insulation (0mm to 270mm)

The single best ROI of any energy improvement on any property that currently has inadequate loft insulation. Government-backed schemes sometimes cover the cost entirely for qualifying properties.

Loft Insulation Top-Up (100mm to 270mm)

Even if you already have some insulation, topping up to the current standard (270mm mineral wool) is cheap and effective.

Draught Proofing (Doors, Windows, Floors)

Sealing gaps around doors, windows, letterboxes, loft hatches, and floor gaps. Cheap, quick, and measurably effective.

Tier 2: Good ROI (Payback 3-7 Years)

Cavity Wall Insulation

Excellent ROI when applicable. The installer drills small holes, injects insulation (beads or foam), and patches the holes. Done in a day, minimal disruption.

Important: Only for genuine unfilled cavities. If the cavity is already filled, or the property has solid walls (pre-1930s typically), this doesn't apply. Get a borescope inspection to confirm.

[!tip] Check before you pay Many properties had cavity wall insulation installed free under government schemes in the 2000s-2010s. Check the EPC register for previous assessments — they'll show if CWI was already recorded. Don't pay to fill a cavity that's already full.

Floor Insulation (Suspended Timber)

Fitting insulation between joists from below (if there's a cellar or crawl space) is straightforward. Lifting floorboards to insulate from above is more expensive and disruptive.

Pipe Insulation (Heating Pipes)

Cheap, easy, and prevents heat loss from pipes running through unheated areas (garages, lofts, under floors).

Tier 3: Moderate ROI (Payback 7-15 Years)

Internal Wall Insulation (Solid Wall Properties)

Insulated plasterboard fixed to internal walls. Effective but disruptive — reduces room size slightly, requires full redecoration, and skirting/architrave refitting. Often the ONLY option for Victorian/Edwardian properties to reach EPC C.

Doing key rooms only (living room + main bedroom) at £3,000-£5,000 can add enough points to reach C without the cost of the full house.

Double Glazing (Replacing Single)

The energy saving alone rarely justifies the cost. But combined with noise reduction, security improvement, EPC points, and tenant appeal, it's often worthwhile for older properties.

Replacing OLD double glazing with NEW double glazing has minimal EPC and energy impact — not recommended unless the existing units have failed (misted up).

Tier 4: Long Payback (15+ Years — Justified Only by EPC)

External Wall Insulation

Very effective thermally, but extremely expensive. Changes the building's external appearance (requires rendering over). May need planning permission. The ROI from energy savings alone is poor — this is an EPC compliance investment, not a financial return investment.

Flat Roof Insulation

Only cost-effective when re-roofing anyway (add insulation at marginal extra cost during the re-roof). Not worth doing as a standalone project for energy savings.
