What is Stamp Duty Land Tax (SDLT)?

SDLT is a tax you pay when buying property or land in England and Northern Ireland above a certain threshold. The amount depends on the purchase price, whether it's your first home, an additional property, or a company purchase. Scotland and Wales have their own equivalents (LBTT and LTT) with different rates and thresholds.

How much is SDLT on a second property in 2025/26?

Second properties attract an additional 5% surcharge on top of standard SDLT rates (increased from 3% in October 2024). On a £300,000 second property, the total SDLT would be £17,500 — significantly more than the £2,500 a first-time buyer would pay on the same property. Our calculator shows the exact difference.

Do first-time buyers pay stamp duty?

First-time buyers benefit from a higher nil-rate threshold. As of April 2025, you pay no SDLT on the first £300,000 of a property priced up to £500,000. Above £500,000, standard rates apply. Our calculator automatically applies the correct relief based on your buyer type.
